THE ROLE YOU WILL PLAY:

As the Project Manager, you will be responsible for overseeing the schedule, budget, quality, and safety of projects in collaboration with the Superintendent. You will report directly to the Senior Project Manager/Project Executive/Vice President.

  • Lead the bidding, negotiation, award, and drafting of subcontract agreements
  • Administer contract and subcontract agreements efficiently
  • Supervise and manage project activities according to contract requirements, budgets, and schedules, liaising with the pre-construction team during the project development phase
  • Review and evaluate project documentation related to planning, change orders, site investigation, design, construction, and contract administration
  • Maintain job cost reports, budget, and schedule controls effectively
  • Provide support and assistance to Superintendents as needed
  • Attend project-related meetings and promptly report any issues to senior management
  • Ensure accurate recording and distribution of meeting agendas and minutes
  • Enforce safety protocols in collaboration with the Safety Director
  • Collaborate with Accounting for pay application processing and follow-up
  • Manage and approve submittals, RFI’s, PCO’s, and material procurement
  • Review submittals for compliance and coordination
  • Ensure high-quality workmanship by overseeing crafts, suppliers, employees, and third-party contractors

BACKGROUND PROFILE:

  • Bachelor’s degree plus a minimum of five (5) years of related experience or an equivalent combination of education, training, and experience
  • Proven track record in supervising all phases of multi-family apartment unit construction, from sitework to punch list and turnover
  • Extensive experience in multi-family wood framing construction is essential.
  • Thorough knowledge of construction cost, scheduling, estimating, purchasing, engineering principles, building codes, and accounting principles
  • Familiarity with various project delivery methods such as General Contracting, CMAR, and Design/Build
  • Excellent written and verbal communication skills, with proficiency in Microsoft Office suite
  • Ability to interpret and understand contract documents, drawings, specifications, scopes of work, and project schedules
  • Strong leadership and interpersonal skills

Required experience:

  • Minimum of 5+ years of recent experience as a Project Manager for a Multi-Family General Contractor
  • Minimum of 5+ years of recent experience in wood frame construction
