Property Manager Responsibilities:
- Develop and maintain operating and capital budgets.
- Collect and deposit all rents and other site-generated revenues.
- Handle non-paying accounts, including eviction processes and court appearances if necessary.
- Process accounts payable.
- Maintain accurate records of assets.
- Prepare deposit accounting statements.
- Process error-free intermediate payroll.
- Maintain comprehensive records on-site.
- Create, monitor, and adjust marketing plans.
- Supervise outreach marketing efforts.
- Conduct market surveys and recommend corrective actions.
- Achieve and maintain desired occupancy and renewal targets.
- Implement resident retention programs.
- Lease apartments to potential tenants.
- Process resident applications for occupancy.
- Recruit, train, and motivate qualified staff members.
- Perform employee evaluations.
- Resolve resident disputes.
- Maintain confidentiality of all data.
- Conduct regular physical inspections to protect the property.
- Complete any other tasks necessary to achieve owners' goals and objectives.
Reports to: This position reports to the Regional Manager, Director of Operations, Vice President of Property Management, or another designated member of the corporate team.
Requirements:
- High school diploma or equivalent (minimum requirement).
- Preferred certification: Certified Apartment Manager (CAM) designation from NAA.
- Certified Occupancy Specialist.
- Experience with 50059 HUD Sites.
- If required by state, possess a leasing license.
- Highly motivated and detail-oriented.
- Proficient in Microsoft Office (Word, Excel, and Outlook).
- Basic computer skills for navigating M2's systems.
- Experience with Yardi Voyager is a plus.
- Valid driver's license and reliable transportation.
- Ability to respond to emergency situations 24/7 and work weekends if needed.
- Excellent communication skills (verbal and written).
Job Type: Full-time
Pay: $55,000-60,000 per year
