Property Manager - Large Apartment Complex

Our client, a respected national property management firm, is seeking an experienced  Property Manager to lead the on-site operations of Riverfront Towers, a high-rise, 350+ unit luxury apartment community in Detroit, MI. This is a full-time, salaried direct hire opportunity with competitive pay, quarterly bonuses, and a comprehensive benefits package.

Position Overview:
The Sr. Property Manager is responsible for the day-to-day operations of Riverfront Towers. This role involves team leadership, resident relations, budget oversight, financial reporting, and marketing. The ideal candidate is a motivated team player and experienced leader who thrives in a fast-paced, customer-focused environment and knows how to run a large-scale apartment community efficiently and effectively.


Key Responsibilities:

  • Oversee daily operations of the community to meet financial and occupancy goals

  • Lead and develop a team of 15+ office and maintenance staff

  • Control operating costs and manage within the approved budget

  • Review and submit invoices promptly

  • Generate and analyze financial and operational reports

  • Ensure high occupancy and resident retention

  • Coordinate office scheduling and staff task assignments

  • Conduct property tours and respond to prospective resident inquiries

  • Handle resident concerns and ensure high satisfaction

  • Enforce community policies and procedures

  • Develop and execute local marketing and outreach strategies

  • Collaborate with Maintenance Supervisor on capital projects and repairs

  • Maintain the overall appearance, safety, and performance of the property


Qualifications:

  • 2–3 years’ experience as a Property Manager (required)

  • Experience managing large communities (350+ units)

  • Prior high-rise and lease-up experience strongly preferred

  • Proven ability to lead large teams effectively

  • Strong interpersonal, organizational, and customer service skills

  • Sales experience and a high-energy, positive demeanor

  • Proficiency in Microsoft Office; familiarity with Entrata a plus

  • High school diploma required; bachelor’s degree preferred

  • Valid driver’s license and current auto insurance

  • Ability to pass background check and drug screening

  • Must be available for rotating Saturdays (approx. 1 per month) with a weekday off in exchange


Schedule:

  • Monday–Friday: 8:30 AM – 5:30 PM (with 1-hour lunch)

  • Rotating Saturdays: 9:30 AM – 4:00 PM (schedule adjusted accordingly)


Compensation & Benefits:

  • Salary: $75,000–$79,000/year

  • Quarterly bonus opportunities based on property performance
