Property Maintenance Manager, Condominium Portfolio
Location: Middlebury, CT (Travel between assigned properties)
Job Type: Full-time
Lead maintenance across a portfolio of condominium and residential properties, keeping buildings safe, reliable, and well cared for.
Must-Haves
- Management or supervisory experience in residential property maintenance, condo maintenance, or facilities management
- Strong working knowledge of HVAC, plumbing, electrical, and mechanical systems
- Experience supervising maintenance technicians and contractors
- Experience building and managing preventive maintenance programs
- Strong project management skills across multiple repair and improvement projects
- Proficiency with Microsoft Word, Excel, and Outlook
- Strong communication skills with residents, boards, and vendors
- Valid driver’s license and ability to travel between properties
What You’ll Do
- Lead and support maintenance technicians across a condo and residential portfolio
- Coordinate inspections and repairs of HVAC, plumbing, electrical, and mechanical systems
- Build and manage preventive maintenance schedules
- Prioritize, assign, and monitor resident and property work orders
- Oversee repair, renovation, and improvement projects from planning to completion
- Manage project schedules, budgets, materials, and contractors
- Inspect completed work for quality and safety
- Track maintenance activity in CINC or a similar system
- Oversee company vehicle and fleet maintenance
- Respond to and coordinate emergency repairs
Nice-to-Haves
- Multi-property residential or condominium maintenance experience
- HVAC, electrical, plumbing, or facilities certifications
- Capital improvement or renovation project experience
- Knowledge of building codes and residential property standards
